Guaranteed rent, sometimes called rent to rent, is a scheme where Andy Berthier leases your property for an agreed term and becomes your tenant. You receive a fixed rent every month for the full term, and the property is let and managed on your behalf.

Yes. The rent is guaranteed for the full length of the lease, whether the property is occupied or not. Void periods do not affect your income.

No. There are no management fees, no commission and no renewal charges. The rent agreed is the rent you receive.

Every property is viewed before an offer is made. This confirms the property meets the required standard and ensures the guaranteed figure reflects the best achievable rent. No figure is promised before a viewing.

The tenants vacate and the property is handed back in the condition it was received, allowing for fair wear and tear.

We work with landlords across Ashford and the wider Kent area. If you own a property in the region, we can arrange a viewing and talk through the options with you.

Houses, flats and apartments of most sizes are considered. Every property is assessed at the viewing to confirm it is suitable and meets the required standard.

The property is viewed first to check it meets a safe, lettable standard. If anything needs attention, we discuss it openly with you after the viewing, before any agreement is made.

Tenants are sourced, referenced and vetted by us. Depending on the property, occupants may include working tenants and families, as well as people housed in partnership with Ashford Borough Council, local charities and approved housing providers.

Agreements typically run from one to five years. You choose a term that suits you, and the rent is fixed for its full length.

Routine management and day to day maintenance are handled on your behalf as part of the service, so you are not fielding calls from tenants or arranging visits yourself.
